How it works

Three simple steps.

01

Tell me about the property

Two minutes on the form, or a quick call or text.

02

Get your opinion of value

Recent sales nearby and an honest value range, usually within 48 hours.

03

Decide on your timeline

Keep, rent, sell or do nothing for now. Your call, no pressure.

Inherited a house on the Grand Strand?

Your options.

Keep it

Live in it, or hold it as a family home.

You'll carry taxes, insurance and upkeep. If several of you share it, agree in writing on who pays what.

Rent it

A long-term rental, or a vacation rental where the town and HOA allow it.

Income, but it's a business: repairs, tenants, management and local rules.

Sell as-is

No repairs, no clean-out. Often to an investor or builder.

Fastest and simplest. You'll usually trade some price for speed and certainty.

Prepare and list

Clean-out and light updates, then a full market listing.

Usually the highest price. Takes more time, and some up-front cost.

Family buyout

One family member buys out the others.

Keeps it in the family. A fair, documented value makes the conversation easier.

First steps

Whatever you decide.

Secure the house

Change or check the locks, and have someone look in on it every week or two.

Call the insurance company

Many policies don't fully cover a vacant home. Ask what's needed.

Keep the utilities on

Power and water protect against mold and frozen pipes, and you'll need them to show it.

Watch the tax bill

County tax bills come due each January. Make sure someone receives it.

Don't rush the clean-out

Look for papers, titles and valuables first. A clean-out company can handle the rest.

Common questions

Straight answers.

Do we have to clean it out or fix it up before selling?

No. Many inherited homes sell as-is, contents and all. Sometimes light work pays off and sometimes it doesn't; that's worth an honest look before spending anything.

It's a mobile home. Does that change anything?

Sometimes. A mobile home can be titled with the land or separately, like a vehicle, with its own title from the SC DMV. Find out which before selling, because each one transfers differently.

There's still a mortgage on it. What happens?

Heirs can usually keep making the payments while they decide. Federal law generally stops lenders from calling the loan just because the owner passed away. Call the servicer early.

Will the property taxes go up?

They can. South Carolina taxes an owner's primary home at a much lower rate. If no heir lives there as their legal residence, the rate can rise. Ask the county assessor before the next January bill.
